Paradise Neighborhoods and Their Turf Needs
Paradise is where old Vegas lives. Paradise Palms, the valley's first master-planned community, still has its mid-century bones and many original lawns that have been limping along for decades. Near UNLV, rental-heavy blocks favor turf for its zero-maintenance appeal between tenants. Along the Strip corridor itself, commercial parcels and apartment communities face the 2027 nonfunctional-grass deadline. Each pocket has different rules, since the township is unincorporated county land, so we verify jurisdiction and covenants at the consultation.
Turf for Rental Properties Near UNLV
Rental property owners are some of our best Paradise clients. A synthetic lawn eliminates the two biggest landlord headaches: tenants who do not water and the resulting dead-lawn fines or re-sodding bills. The install pays for itself in avoided turnover landscaping, and the property photographs better for listings year-round. Investors with multiple doors often convert portfolios in phases.
Common Paradise Projects
Standard lawn installations dominate Paradise projects, often paired with simple desert landscaping. Commercial owners along the corridor should review commercial conversions before the 2027 deadline. Pricing follows the valley's $8 to $15 per square foot range; see the cost guide for details.

Frequently Asked Questions
Are there Paradise-specific turf rebates?
Paradise is an unincorporated township, not a city, so there is no municipal turf program beyond SNWA. The SNWA Water Smart Landscapes rebate ($5 per square foot for the first 10,000 square feet) applies fully, and LVVWD customers stack another $2 per square foot. See our rebate guide.
Do Paradise neighborhoods require HOA approval?
Many Paradise neighborhoods have HOAs or CC&Rs with architectural review, especially the planned communities. Older non-HOA pockets have more freedom. Either way, check your specific covenants before scheduling. Approvals for artificial grass are routine across the township.
How long does installation take in Paradise?
Two to four days for most residential lawns. Paradise lots near the Strip corridor can have tight access, which we plan for at the measurement visit. Larger ranch-style lots take a bit longer on tear-out day.
